A wider mix of floors than it looks from the street
Westmount was built out over a long stretch, and two houses on the same block can have completely different floors. The oldest ones often have narrow strip laid over a plank subfloor, sometimes with softwood in the back rooms where the budget ran out. The post-war and infill houses are usually on wider red oak strip. Those floors do not want the same treatment, and the difference matters most on the older narrow stuff, which is thinner to begin with and has often already been sanded more than once.
Renovation history complicates it further. Plenty of Westmount houses have had a wall come out, and the patch across the old doorway is where you can see how well past work was matched. We look at those transitions early, because they tell us more about the floor than the middle of the room does.
Old floors under new coverings
Laminate and engineered click floors went down over a lot of original Westmount hardwood in the 2000s. Pulling that up sometimes reveals a floor that only needs a screen and recoat, and sometimes reveals staple holes every eight inches and a floor that needs a full sand to look like anything. Which one you have is not something anyone can tell you over the phone.
