Hardwood floor refinishing in Old Strathcona

Floors that have been through a lot
A lot of Old Strathcona houses have spent decades as rentals or as suites, and hard use shows in specific places. Board ends by the front door where forty winters of grit and salt came in. Dark rings where a fridge sat in a converted kitchen. A patched strip across a doorway that was moved in 1988 and never matched properly. None of that means the floor is finished. It means the floor needs a plan rather than a quote off a square-foot number.
The other thing we see here is layers. Carpet over lino over original hardwood is common, and so is a floor that was painted at some point. Paint in particular changes the job, because it loads sanding belts and has to come off in stages.
Repair first, then refinish
On a floor like this the sequence matters. We lift and replace the boards that are past saving, weave the new wood in so the joints do not line up in a row, and only then sand the whole floor as one surface. Doing it in that order is what makes a patch disappear. Doing it the other way round leaves you with a good refinish and an obvious repair in the middle of it.
Matching is the slow part. Two and a quarter inch red oak strip is easy to buy and hard to match to wood that has ambered for eighty years, so we blend replacements in rather than dropping a clean block of new boards into one spot.
