The floor under the carpet

The houses through Bonnie Doon and the streets around it were built in the decades after the Second World War, and almost all of them went down on solid red oak strip. In a very large number of them that oak was carpeted over within twenty years and has been sitting under broadloom ever since, protected from sun, grit and forty years of foot traffic.

That is why pulling carpet in a house like this so often turns up a floor in genuinely good condition. It will look grim at first, because of the tack strip around the perimeter, the staples, and the yellowed old finish. Almost none of that survives a sand. The question worth asking is not whether the floor looks bad, it is whether the wood is sound, and usually it is.

Solid oak, and what that buys you

Three quarter inch solid oak has a real wear layer above the tongue, which is the reason these floors are still here. A post-war Edmonton floor that has never been sanded typically has several sands in it, so unlike a much older or a thinner engineered floor, you have room to make a decision you might reverse later.

It also means a full refinish is genuinely on the table rather than a risk. If you want to take an orange 1970s floor to a mid brown, or take out fifty years of scratches, this is the housing stock where that works.
