Hardwood floor refinishing in Highlands
The Highlands is one of the few parts of Edmonton where a whole street of pre-war houses is still standing, and a lot of those houses still have the floors they were built with. Those floors are worth being careful with.
Thin floors and why that changes the job
A floor laid before the First World War has had a century to be sanded, and in the Highlands many of them have been done two or three times already. Each of those took wood off that nobody can put back. When we look at a floor here, the first thing we work out is how much is left above the tongue, because that number decides everything else.
When the answer is not much, the right job is a recoat, not a sand. A screen and recoat renews the finish, changes the sheen, and costs you no wood at all. It will not remove a stain or a deep gouge, and we will be clear about that, but it will keep a hundred year old floor in service for another owner instead of using it up now.
Character worth keeping
Old floors have marks in them. Nail holes from a rug that was tacked down for forty years, a dark patch by a radiator, a worn dip in front of a doorway. Sanding a floor perfectly flat and even makes it look new, and on a house like this new is not always what you want. We will ask which of those marks you want gone and which of them are the reason you bought the house.
The same applies to colour. A lot of Highlands floors have ambered to a warm orange over a century, which is a colour nobody can buy in a can. Stripping it back to raw wood and staining it grey is a decision, not a default, and it is worth making it deliberately.
